Pending
What does “pending” mean on a house for sale? English and Spanish
Pending means the home has a signed contract and the sale is in its final stage: usually the main contingencies are resolved and only closing is left.
Can you make an offer on a pending home?
An agent can present one, but the seller is unlikely to accept it while the contract is moving forward. If the sale falls through, the listing goes back to active.
Pending vs. contingent
Contingent means the contract still depends on conditions such as inspection, appraisal or financing. Pending usually means those conditions are met or removed. Each MLS defines its statuses its own way.
Send it in Spanish
The same explanation for a Spanish-speaking buyer or seller – copy and send:
“Pending” (pendiente) significa que la casa tiene un contrato firmado y la venta está en su etapa final: normalmente las contingencias principales ya se resolvieron y solo falta el cierre (closing).
