Contingent
What does “contingent” mean on a house? English and Spanish
Contingent means the home has an accepted offer, but the contract depends on one or more conditions – contingencies – that must be met before closing.
Why the deadlines matter
Each contingency has a deadline. If the buyer does not act before it, many contracts remove the protection and the earnest money can be at risk. Tracking every contingency date from day one is the core of a transaction coordinator’s job.
Common contingencies
Inspection, appraisal, financing (loan approval), title review and sale of the buyer’s property.
Send it in Spanish
The same explanation for a Spanish-speaking buyer or seller – copy and send:
“Contingent” (contingente) significa que la casa tiene una oferta aceptada, pero el contrato depende de una o más condiciones —contingencias— que deben cumplirse antes del cierre.

General explanation, not legal advice and not a translation of the contract. The signed contract and the law of the state where the property is located govern.
