Texas · TDI Basic Premium Rates (eff. March 1, 2026)Texas title insurance rates: the 2026 basic premium

In Texas every title company charges the same premium for the same policy, because the Commissioner of Insurance sets the rates. Under the basic premium rates effective March 1, 2026, a $100,000 policy costs $780; for a policy between $100,001 and $1,000,000 the premium is the amount over $100,000 × 0.00494, rounded, plus $780; between $1,000,001 and $5,000,000 it is the amount over $1,000,000 × 0.00406 plus $5,226. So a $250,000 owner's policy is $1,521, $400,000 is $2,262 and $1,000,000 is $5,226. Rate rules in Section III of the Basic Manual cover simultaneous loan policies, credits and endorsements, which are added separately.

How to check the title line

  • Use the owner's policy amount – normally the sales price – and the formula above.
  • Ask the title company which rate rule applies to the lender's policy issued at the same time.
  • Endorsements (survey, amendment of exceptions) are separate charges – check which ones are ordered.
  • Look at the contract to see who pays the owner's policy.

What the TC watches

  • The policy amount on the title commitment matches the contract price.
  • A survey and any T-47 affidavit in time if the buyer wants the survey exception amended.
  • Rates changed on March 1, 2026 – older estimates may be off.
