Kansas · Property taxKansas property tax due dates: December 20, May 10 and interest on late halves

Kansas gives taxpayers a choice: the full amount of real property taxes on the county treasurer's tax books may be paid on or before December 20, or half on or before December 20 and the other half on or before May 10 of the following year. If the full amount on a tax statement is $10 or less, it is all due on December 20. If the first half remains unpaid after December 20, it draws interest at the rate set under K.S.A. 79-2968 plus five percentage points per year, and can be paid before May 10 with interest from December 20; all of the preceding year's taxes still unpaid on May 11 draw interest at that rate from May 10 until paid or until the property is sold for taxes by foreclosure (K.S.A. 79-2004). For a closing between December 20 and May 10, the settlement statement should show whether the second half is paid at closing or credited to the buyer.

What the TC does with Kansas property taxes at closing

  • Get the treasurer's statement showing what is paid, what is due and any interest or penalty.
  • Ask the closing agent how the year's taxes are prorated and who pays the next installment.
  • Add a dated task for the next installment due date if the buyer pays it after closing.
