Connecticut · RecordingConnecticut recording fees: the per-page charge, the $10 and $40 land record fees and the add-ons

Connecticut deeds are recorded with the town clerk, and the fees are set in one statute. The clerk receives ten dollars for the first page and five dollars for each additional page or fraction, a page being no more than 8½ by 14 inches; the same $10 and $5 apply to statutory-form warranty, quitclaim and mortgage deeds (C.G.S. §7-34a(a)(1)). On top of the recording fee, the clerk receives a fee of ten dollars for each document recorded in the land records (§7-34a(d)) and a fee of forty dollars for each document recorded in the land records (§7-34a(e)), each subject to the exceptions written into those subsections. Two add-ons catch closing packages: five dollars more for a deed, other than a mortgage deed, that doesn't contain the grantee's current mailing address, and one dollar more when the names of the signers, the witnesses and the acknowledging officer aren't typed, printed or stamped beneath the signatures (§7-34a(a)(1)). So a two-page deed that meets those rules costs $15 under subsection (a) plus $50 under subsections (d) and (e).

What the statutes set

$10 for the first page and $5 for each additional page.

$10 and $40 per document recorded, with the listed exceptions.

  3. Missing address (§7-34a(a)(1))

$5 more if a deed lacks the grantee's current mailing address.

  4. Untyped names (§7-34a(a)(1))

$1 more if names aren't typed beneath the signatures.

What the TC checks before a Connecticut deed goes to the town clerk

  • Count the pages of each document and budget $10 + $5 per added page, plus $50 per document.
  • Make sure the grantee's mailing address and typed names under each signature are on the deed.
  • Put the recording fees on the settlement statement and confirm who pays them.
