Alaska · Alaska StatutesAlaska real estate closing laws: a checklist for transaction coordinators

Alaska's rules for a home sale, in the order a transaction meets them: the seller delivers the Real Estate Commission's disclosure statement before the buyer makes a written offer, and a late statement lets the buyer terminate within 3 days of personal delivery or 6 days of mailing (AS 34.70.010, .020). For rentals, the owner when a tenancy ends is bound to refund the deposit within 14 or 30 days, so the buyer inherits the seller's deposits (AS 34.03.070). After a death, a transfer on death deed recorded before death passes the home to the surviving beneficiaries subject to liens and without warranty, and the owner remains free to sell during life (AS 13.48).

The owner at the end of a tenancy is bound.

  3. 3. Transfer on death deed (AS 13.48)
