Alaska · Agency disclosureAlaska agency disclosure: the pamphlet, the signed relationship form and the Licensee Relationships paragraph
In Alaska a licensee who provides real estate services to one party represents only that party unless the parties agree otherwise in writing, and may serve both sides only in listed cases, such as acting as a neutral licensee (AS 08.88.600). Whatever the relationship, before giving a person specific assistance, or when contracting to do so, the licensee must provide a copy of the Real Estate Commission's pamphlet on licensee relationships and obtain a document signed by the person disclosing the licensee's relationship with that person (AS 08.88.615(a)(6)-(7)). When the person signs an offer, the licensee also provides a written statement of whether the licensee represents the buyer, the seller, or acts as a neutral licensee for both, in a separate paragraph of the contract or a separate document entitled Licensee Relationships (AS 08.88.615(a)(8)). A neutral licensee needs written consent on a separate form entitled Waiver of Right To Be Represented, obtained before showing the property if it was not preauthorized (AS 08.88.610).
