Mortgage payoff per diem calculator
Enter the payoff amount, its 'good through' date and the per-diem interest from the payoff statement. You get the payoff on the day the lender receives the funds.
How it works
1. Statement
The payoff statement shows the balance as of a date and the interest per day after it.
2. Days
Each calendar day from that date to the day the lender receives the funds.
3. Total
Balance + per-diem interest × days.
Payoff rules worth knowing
- Federal: the servicer must send an accurate payoff statement within 7 business days of a written request (12 CFR 1026.36(c)(3)).
- Florida: an estoppel letter within 10 days, itemized with per-day interest; corrections only by 3 p.m. one business day before payment (§701.04).
- Texas: a payoff statement means the unpaid balance plus per-diem interest; a title company can clear an unreleased lien by affidavit (Prop. Code §12.017).
Questions about payoff per diem
What is per diem interest on a mortgage payoff?
The interest that accrues each day after the payoff statement's date. Adding it for each day until the lender receives the funds brings the payoff up to date.
How do I calculate a payoff for a later closing date?
Take the payoff amount as of the statement date and add the per-diem interest times the number of days until the lender receives the funds.
What if closing moves after the payoff statement?
Ask the servicer for an updated payoff statement; only the servicer's statement is binding.
