Florida inspection period: the questions buyers and agents ask

Does the inspection period include weekends in Florida?

Yes. The FAR/BAR AS IS contract counts calendar days, so Saturdays, Sundays and holidays count. Only the last day matters: if it falls on a Saturday, Sunday or national legal holiday, the deadline moves to the next business day.

What time does the inspection period end?

At 11:59 p.m. local time where the property is located. If the last day moved to the next business day because of a weekend or holiday, it ends at 5:00 p.m. that day.

How long is the inspection period in Florida?

The number of days written in the contract – 10 and 15 are common. In the AS IS contract, if the blank is left empty, it is 15 days.

How do I count the days?

Day 1 is the day after the effective date – the date the last party signed or initialed the final offer or counteroffer. Count every calendar day from there.

Can the buyer cancel during the inspection period?

Under the AS IS contract the buyer may terminate in the buyer’s sole discretion by written notice delivered before the inspection period ends, and the deposit is returned. After it ends, that right is gone.

When is the initial deposit due?

Within 3 days after the effective date unless it was paid with the offer – with the same weekend and holiday rule. The calculator shows the date.
