Wyoming · ForeclosureWyoming redemption: three months after the sale, twelve for agricultural real estate
Wyoming gives a short redemption period after any sale. A person whose real property has been sold by execution, by decree of foreclosure or by foreclosure by advertisement and sale – or that person's heirs, executors, administrators, assigns or guarantors – may redeem within three months from the date of sale by paying the purchaser, or the sheriff for the purchaser, the purchase price or bid, with 10% annual interest from the date of sale, plus any assessments, taxes and prior liens the purchaser paid after the sale, with interest; the sale and certificate are then void and the officer issues a certificate of redemption (W.S. 1-18-103(a)). For a mortgage on parcels that were agricultural real estate when the mortgage was signed, as stated in the mortgage, the redemption period is twelve months from the sale (W.S. 1-18-103(b)). Agricultural real estate means a single parcel over 80 acres outside any city, town or recorded subdivision, or property used substantially for agriculture that with other such property in the mortgage totals 80 acres or more (W.S. 1-18-103(c)).
