Wyoming · ProbateWyoming probate home sales: a court order, a verified report and confirmation before the deed
In Wyoming, real or personal property of a decedent, other than exempt personal property and the homestead, may be sold by the personal representative to pay debts and charges, to distribute the estate or for any other purpose in the estate's best interests, and the homestead may be sold under court-directed provisions if not set off to the surviving spouse or issue (W.S. 2-7-612). The petition to sell gives the reasons and describes the property (2-7-614); the court fixes a hearing, notice is given under 2-7-205, and on satisfactory proof the court may order the sale at the price and terms it authorizes (2-7-615). Any interested person may prevent a sale by giving a bond to pay the estate's demands up to the value of the property (2-7-619). After a sale of real property the personal representative files a verified report, and if the price and terms are advantageous and lawful the court confirms the sale and orders the deed delivered (2-7-624). A certified copy of the confirmation order is filed with the deed in the county clerk's office (2-7-626).
