Texas · IABS 1-2Texas IABS form (Information About Brokerage Services)

Texas license holders must give the Information About Brokerage Services notice – TREC IABS 1-2 since January 1, 2026 – at the first substantive communication with a party about a specific property (Occupations Code §1101.558). It explains the broker's minimum duties, the ways a broker can represent a party (owner's agent, buyer's agent, intermediary), and that fees are not set by law – and the 2026 version adds the required written buyer agreement and the 14-day showing agreement.

The rules

  1. When (§1101.558(b-1))

At the first substantive communication with a party about a proposed transaction regarding specific real property, in at least 10-point type.

  2. What it covers

Broker and sales agent roles; a broker's minimum duties to a client; representation as owner's agent, buyer's agent or intermediary; showing property without representing the buyer; contact details of the broker, supervisor and agent.

  3. Exceptions (§1101.558(c))

Residential leases under one year with no sale considered; a party the license holder knows is represented by another license holder; conversations at an open house about that property.

  4. New in IABS 1-2

The written buyer agreement required before showing (Occupations Code §1101.563) and the non-exclusive showing agreement of no more than 14 days.

What the TC tracks

  • That the current IABS 1-2 form is used – not an older version.
  • The buyer's or seller's initials and date on the acknowledgment, kept in the file.
  • The buyer agreement signed before the first showing.
