Property tax · TX, FL, CAProperty tax appeal deadlines: when a new owner can challenge the value
If the assessed value after a purchase looks too high, the window to contest it is short. Texas: file a written protest with the appraisal review board by May 15 or 30 days after the appraisal notice is delivered, whichever is later (Tax Code §41.44(a)(1)). Florida: you may ask the property appraiser for an informal conference, and the petition to the value adjustment board on valuation is due within 25 days after the property appraiser mails the notice (Fla. Stat. §194.011(2), (3)(d)). California: an application for reduction on the regular roll is filed from July 2 to September 15 – extended to November 30 in counties that do not mail value notices by August 1 – and an appeal of a supplemental assessment after a purchase is due 60 days after the notice is mailed in most counties (Rev. & Tax. Code §§1603, 1605).

What helps a new owner's appeal
- The settlement statement and purchase contract – a recent arm's-length price is strong evidence of value.
- The appraisal from the loan, if it came in below the assessed value.
- Photos and repair estimates for condition problems found at inspection.
Post-closing reminders the TC can set
- Watch for the first appraisal or assessment notice in the buyer's name.
- Put the protest or petition deadline on the calendar the day the notice arrives.
- Pair it with the homestead or homeowner's exemption filing.
