Colorado · CBS1Colorado contract deadlines (CBS1, 2026)
Colorado's residential contract, CBS1 (mandatory from January 1, 2026), puts every date in one table in §3.1 – title, association documents, disclosures, loan, appraisal, survey, inspection and due diligence, closing and possession. A day ends at 11:59 p.m. Mountain Time unless a Time of Day Deadline is written; the first day is excluded; and a deadline on a weekend or holiday is extended only if the “Will” box is checked. A deadline left blank or marked N/A deletes that provision.
How Colorado counts deadlines (§3.2–3.3)
End of day
A day ends at 11:59 p.m. United States Mountain Time. If a Time of Day Deadline is filled in, objection, resolution, examination and termination deadlines end at that time instead.
Counting
When the end date is not specified (for example “three days after MEC”), the first day is excluded and the last day included. MEC is mutual execution – the date both parties have signed.
Weekends and holidays
A deadline on a Saturday, Sunday or federal or Colorado holiday is extended to the next business day only if “Will” is checked. If neither box is checked, it is not extended.
Blank means deleted
A deadline left blank or marked “N/A” or “Deleted” is not applicable, and the provision containing it is deleted.
The §3.1 deadline groups
- Title: Record Title (and tax certificate), Record Title Objection, Off-Record Title and Objection, Title Resolution, Third Party Right to Purchase/Approve.
- Owners' association: Association Documents Deadline and Association Documents Termination Deadline.
- Seller's disclosures: Seller's Property Disclosure and Lead-Based Paint Disclosure deadlines.
- Loan and credit: New Loan Application, New Loan Terms, New Loan Availability, Buyer's Credit Information and its disapproval, existing loan and loan transfer deadlines, seller or private financing.
- Appraisal: Appraisal, Appraisal Objection, Appraisal Resolution (not for FHA or VA loans checked in §4.5.3).
- Survey: New ILC or New Survey, its Objection and Resolution deadlines.
- Inspection and due diligence: water and mineral rights examination, Inspection Termination, Objection and Resolution, Property Insurance Termination, due diligence documents, Conditional Sale, Lead-Based Paint Termination.
- Closing and possession: Closing Date, Possession Date and Time, Acceptance Deadline Date and Time.
Earnest money and inspection
Earnest money (§4.3)
Tendered with the contract unless the parties agree on an Alternative Earnest Money Deadline; held by the Earnest Money Holder in its trust account for both parties.
Terminate or object (§10.3)
By the Inspection Termination Deadline the buyer may terminate for an unsatisfactory condition – unless it already sent an Inspection Objection. By the Inspection Objection Deadline it may instead send a written list of conditions the seller must correct.
Resolution (§10.3.3)
If an objection was received on time and no written settlement is signed by the Inspection Resolution Deadline, the contract terminates on that deadline – unless the seller receives the buyer's written withdrawal of the objection before then.
New adverse fact (§10.2)
If the seller discloses a new adverse material fact after the contract, the buyer may terminate by the earlier of closing or five days after receiving it.
What the TC tracks
- The MEC date – most §3.1 deadlines are written as dates or as days after MEC.
- Whether the weekend/holiday extension box (§3.3.3) is “Will”, “Will Not” or blank – blank means no extension.
- Any Time of Day Deadline – it moves objection and termination deadlines earlier than 11:59 p.m.
- Each Objection → Resolution pair: a missed resolution can terminate the contract automatically.
- Deadlines marked N/A – their provisions no longer apply.
